1992–2008
Learning the industry from every angle
Before founding Sentinel Homes, Stu Shutt completed a university degree and a building apprenticeship, then spent more than a decade working across residential construction.
His experience spanned site supervision, quantity surveying, project management, operations, design and build, business systems and senior leadership. It shaped Sentinel’s practical approach: thoughtful design, strong systems and genuine care for the people building a home.
2008
Sentinel Homes is founded
As the Global Financial Crisis disrupted New Zealand’s building industry, Stu established Sentinel Homes with a clear idea: beautifully designed homes with an architectural feel should be within reach of everyday New Zealanders.
By combining clever design, practical building knowledge and careful budget management, Sentinel set out to create distinctive homes without unnecessary cost. The name reflects the role of a guardian, protecting each client’s vision, budget and interests throughout the build.
2011–2014
An award-winning standard takes shape
Sentinel earned Regional Category Winner and Gold Reserve Finalist recognition at the Registered Master Builders House of the Year Awards in 2011, followed by further success in 2013 and 2014.
These results helped establish Sentinel’s reputation for homes that balanced architectural thinking with practical, liveable design and quality workmanship.
2015
A new model for local home building
By 2015, Sentinel had grown to around 100 homes under construction across Auckland at any one time. Rather than opening centrally managed branches to expand further, Sentinel chose a franchise model that gave local owners a genuine stake in their regions.
Barney and Carly Culloty opened Auckland Central, South & East as the first franchise. The model combined the personal involvement of a local builder with the systems, experience and buying strength of a national group.
2016–2018
Local teams grow around New Zealand
Within three years, the Sentinel network had expanded through Auckland North & West, Counties & Franklin, Waikato, Manawatū & Horowhenua, Wairarapa, Wellington & Kāpiti and Taranaki.
Each region was locally owned and led, helping Sentinel deliver homes shaped around local sites, communities and lifestyles while maintaining a consistent national standard.
2020–2021
Building through disruption
COVID-19 brought lockdowns, labour disruption, material shortages and uncertainty across New Zealand’s construction industry.
Sentinel teams continued guiding clients through changing conditions while maintaining communication and build quality. In 2021, three Sentinel homes were named among New Zealand’s National Top 100 House of the Year homes.
2022
Whangārei joins the network
Sentinel expanded further into Northland with the opening of its Whangārei region.
The new franchise continued Sentinel’s locally owned model, supported by people who understood the area’s land, councils, suppliers and building conditions.
2023
More than building houses
Sentinel’s wider commitment to people and communities became increasingly visible across the group. Local teams supported clubs, charities, apprentices and community organisations, while the business placed greater focus on New Zealand suppliers and broader social and environmental outcomes.
Charity home projects also helped support Parenting Place, directing proceeds towards services for families throughout New Zealand.
2023–2024
Growing across the South Island
New franchise regions opened in Christchurch, Central Otago and Dunedin, establishing a stronger Sentinel presence in the South Island.
New show homes and limited-time pop-up homes also gave more people the opportunity to experience Sentinel’s design, workmanship and use of space before beginning their own build.
2024
Building waste gets a new life
Sentinel Homes Waikato developed the Waste Project to reduce the amount of usable construction material being sent to landfill.
Timber offcuts and other leftover materials were separated and repurposed into sheds, cabins and tiny homes. The initiative diverted an estimated 60 to 80 percent of participating site waste while creating useful buildings and additional work for local tradespeople.
2025
New regions, smarter design
and less waste
Sentinel Homes Taupō & Rotorua opened in mid-2025, bringing the company’s design-and-build approach to two growing Central North Island communities.
Across the network, teams continued finding ways to achieve more through clever planning, flexible layouts, practical storage and disciplined value engineering. A Waikato Waste Project home reduced construction waste from around five tonnes to just 340 kilograms, while still earning National Top 100, Regional Category and lifestyle recognition.
2026

Sentinel entered a new brand era with a clearer expression of the philosophy that has guided the company from the beginning:

With locally owned teams established across much of New Zealand and Queenstown preparing to join the network, Sentinel continues to combine local care and involvement with the confidence, systems and experience of a national group.
