Why square metre
rates can be
misleading

A square metre rate is calculated by dividing the total build cost by the floor area. It sounds simple, but it can hide major differences between homes.

The cost of a home is shaped by much more than its size. Rooflines, ceiling heights, glazing, kitchens, bathrooms, materials, engineering, site access and ground conditions can all make a significant difference.

It also matters what is included in the price. One builder’s rate may include flooring, landscaping, appliances and site costs, while another may not. Comparing the two can make a lower rate look better than it really is.

This is why it is important to compare more than the bottom line. A lower quote may simply include fewer products, lower-grade finishes or more allowances that could increase later.

The land you build on can make a significant difference to the final cost. Ground conditions, slope, access, drainage, retaining, services and existing infrastructure can all affect what is required.

Once we have discussed your ideas, suitable plan options and ballpark pricing, the next step is a paid design phase. The fee varies depending on the project, but generally starts from around $5,000.

This covers the early work needed to properly understand your build, which may include architectural concept drawings, surveying, geotechnical investigations and other specialist reports.

By doing this work upfront, we can identify potential issues, refine the design and give you a highly accurate price before you commit to a building contract.
